Guidelines for Detached Garages

After our meeting the other night this is what we talked about for guidelines for detached garages.

  • Roof, garage doors, siding and shutters must match existing color scheme of house.
  • No living quarters in existing garage or new garage.
  • May have electric but no plumbing
  • Used for storage only
  • Driveway must be extended to new structure. Must be blacktop
  • Provide storm water plan for runoff. Must be diverted away from neighboring properties
  • Must abide by township guidelines on setback and percentage of property coverage verses acreage (40%)
  • Garage may be no bigger than 25x25 with a height of 20ft
  • Plans are to include a topographical view of the location in relationship to the rest of the property detailing distances from the building and from the party lines.
  • They must also include a side view of any and all elevations as a result of the natural grade of the land surrounding the structure.
  • They must include landscaping and lighting details. They must include materials used in its construction.
  • Must follow Section 8.3 of the HVHA declaration for garages.
  • Must get proper permits from township
 
These guidelines are to be used a reference in planning. Final approval can only be made after the Committee reviews the plan. The Committee reserves the right to change or modify any of the above points of consideration at any time and without notice in order to facilitate its role in reviewing and approving submitted plans.
